Workmanship Warranty

This warranty covers defects in the installation of the roof. It guarantees that the roofing job was done correctly and adheres to the latest building codes, industry standards and best practices.

Coverage Details: Typically includes repairs or replacement of roofing materials due to installation errors or workmanship issues. This might cover problems like leaks due to improper installation or issues with roofing seams and flashing.

Duration: Often ranges from 2 to 15 years, depending on the contract terms, scope of work, and materials used.

Manufacturer’s Warranty

This warranty is provided by the manufacturer of the roofing materials. It covers defects in the materials themselves, ensuring they are free from manufacturing faults.

Coverage Details: Includes protection against material defects, such as issues with shingles, tiles, foam, coating, metal or other roofing components. It usually covers replacement or repair of defective materials and sometimes offers additional protection if the materials do not perform as expected.

Duration: Typically lasts between 20 to 50 years, depending on the type of material and manufacturer. Some warranties may also include prorated coverage after a certain period.

Extended Manufacturer’s Warranty

An upgraded version of the standard manufacturer’s warranty, often available through additional purchase or as part of a premium roofing package. It provides extended coverage beyond the standard terms.

Coverage Details: Includes all the benefits of the standard manufacturer’s warranty, with added features like increased coverage for labor costs, enhanced protection against specific types of damage, or coverage extensions that go beyond the basic warranty period.

Duration: Typically extends the coverage by 10 to 20 years beyond the standard warranty or may offer lifetime coverage, depending on the manufacturer and the specific terms of the extended warranty.

How To Maintain Your Roof Warranty

Get Regular Roof Inspections

Importance: Regular inspections help identify potential issues early, before they can lead to significant damage or warranty claims. Many warranties require routine inspections to remain valid.

Frequency: Schedule inspections at least once a year, or more frequently if you live in an area with severe weather conditions, close surrounding vegetation, or if your roof is subjected to heavy use.

Professional Assessment: Have a certified roofing professional conduct the inspections. They will have the expertise to detect issues that might not be visible to an untrained eye.

Documentation: Keep detailed records of all inspections and any maintenance performed. This documentation can be crucial for proving that you’ve adhered to the warranty terms.

Stay with Your Original Roofing Contractor

Consistency: Many roof warranties require that any repairs or maintenance be carried out by the original contractor who installed the roof, or by contractors who are approved by the manufacturer. This ensures that repairs meet the standards and practices required by the warranty.

Transfer of Warranty: If you need to switch contractors, verify with the manufacturer or warranty provider to see if the warranty can be transferred and if any additional steps are required to maintain coverage.

Authorized Contractors: If the original contractor is no longer available, seek out contractors who are authorized or certified by the manufacturer. Using unauthorized contractors may void the warranty.

Contractor’s Insurance: Ensure that the roofing contractor carries adequate insurance coverage, as this can also impact your warranty.

Follow Manufacturer’s Maintenance Guidelines

Specific Requirements: Adhere to any specific maintenance guidelines provided by the manufacturer. These may include recommendations for cleaning, seasonal maintenance, or how to handle unusual weather conditions.

Avoid Unauthorized Alterations: Do not make changes or add structures to your roof without consulting the manufacturer or warranty provider. Unauthorized alterations can void the warranty.

Address Issues Promptly

Timely Repairs: Address any signs of damage or wear as soon as they are detected. Prompt repair can prevent minor issues from escalating into major problems that could have an impact on your warranty. Be sure that the materials used in your repairs do not void your warranty.

Report Issues: If you notice any issues that may affect the warranty, such as missing shingles or leaks, report them immediately to your roofing contractor or warranty provider.
